In short
- Under 4 nights, first trip, couple: a riad in the Medina.
- Family or group over 6: a villa in the Palmeraie or on the Ourika road.
- Evenings out on foot, honeymoon: Hivernage.
- A month or more, remote work: Guéliz or Agdal.
Choosing the neighborhood shapes your stay more than choosing the property. Marrakech is a sprawling city: between a Palmeraie villa and a Medina riad there are 25 minutes by car and two different worlds. Here is how we advise our guests, with real distances and the prices seen on our catalogue in 2026.
Medina: immersion
The old town, a UNESCO World Heritage site since 1985, 600 hectares of alleys inside the ramparts. You stay in a riad, a traditional house closed to the street and open onto a patio.
- Who it is for: first trip, a couple's weekend, architecture lovers, travellers who want to do everything on foot.
- Atmosphere: lively early morning and late evening, silent in the patios. The dawn call to prayer can still be heard.
- Access: pedestrian. The taxi drops you at the nearest gate, a porter from the riad collects the luggage. No parking.
- Sub-areas: Mouassine and Bab Doukkala in the north-west, the most sought after, close to the souks and the Jardin Secret. Riad Zitoun and the Kasbah in the south, quieter, near the Bahia and El Badi palaces. The Mellah, the former Jewish quarter, in full revival.
- Prices seen: 2,500 to 5,000 MAD per night for a whole riad of 3 to 5 bedrooms.
- Avoid if: you travel with a stroller, have reduced mobility, or want a car outside the window.

Guéliz: the modern town
The centre laid out under the protectorate in the 1920s, around avenue Mohammed V. Art deco buildings, art galleries, concept stores, pavement cafés, and the Majorelle Garden to the north.
- Who it is for: urbanites, business travellers, long stays, remote work, lovers of restaurants and nightlife.
- Atmosphere: that of a Mediterranean city. You walk everywhere, the terraces are full at 7 pm.
- Access: Medina 25 minutes on foot along avenue Mohammed V or 10 minutes by petit taxi (20 to 30 MAD). Airport 15 minutes.
- The properties: recent apartments with elevator, parking and often a rooftop pool.
- Prices seen: 900 to 2,000 MAD per night for 2 or 3 bedrooms.

Hivernage: residential chic
Between the Medina and Guéliz, next to the Menara gardens. The district of palace hotels, villas under palm trees, and the clubs and restaurants that make Marrakech's nightlife.
- Who it is for: festive stays, honeymoons, groups of friends who want to go out on foot, families seeking calm and proximity.
- Atmosphere: residential and guarded by day, lively in the evening around avenue Mohammed VI.
- Access: Jemaa el-Fna 15 minutes on foot through Bab Jdid, Guéliz 10 minutes. Airport 10 minutes.
- The properties: large apartments in residences with pool and security, a few villas.
- Prices seen: 1,200 to 2,500 MAD for an apartment, 8,000 MAD and up for a villa.

Palmeraie: the pool villa
13,000 hectares of date palms north-east of the city, planted in the 12th century. Today the land of large private villas, luxury hotels and two golf courses.
- Who it is for: families, groups, weddings and birthdays, travellers who want a whole house, silence and staff.
- Atmosphere: the countryside. You hear only birds and the wind in the palms.
- Access: 20 to 30 minutes by car to the Medina. A car with driver or our transfers are essential; taxis do not cruise the Palmeraie.
- The properties: villas of 4 to 8 bedrooms with pool, one-hectare garden, live-in staff.
- Prices seen: 8,000 to 16,000 MAD per night, daily cleaning and breakfast often included.

Agdal: the practical one
The modern residential district south of Guéliz, along avenue Mohammed VI. Gated residences with pools, shopping malls, clinics, international schools.
- Who it is for: long family stays, remote work, travellers who want space, parking and shops on foot.
- Atmosphere: quiet, new, little charm but everything at hand.
- Access: Medina 15 minutes by taxi, ONCF railway station 10 minutes.
- The properties: 1 to 3-bedroom apartments, the city's best space-to-price ratio.
- Prices seen: 600 to 1,500 MAD per night, cheaper by the month.

Ourika road: countryside facing the Atlas
The road heading south to the mountains. Over 15 to 30 kilometres you find country villas with views of peaks snow-capped from November to April, olive groves and immense gardens.
- Who it is for: large groups, yoga retreats, weddings, hikers and lovers of absolute quiet.
- Atmosphere: the mountains start at the end of the garden.
- Access: 25 to 40 minutes to the Medina. A car is essential. Evenings are cool in winter: fireplace and heated pool are a must from November to March.

What is the safest neighborhood in Marrakech?+
Marrakech is a safe city for visitors. Hivernage, Guéliz and Agdal are guarded residential districts. In the Medina, riads are closed and staffed; only the usual vigilance in the souks applies, as in any big city.
Riad or villa for a family with young children?+
A villa with a secured pool and walled garden, in the Palmeraie or Hivernage. Riads have unfenced plunge pools, steep stairs and alleys unsuitable for strollers.
Can we stay in the Medina with a rental car?+
Yes, by leaving it in a guarded car park at the Medina gates (around 50 to 100 MAD per day). We tell you the closest one to your riad.
Which neighborhood for a one-month stay?+
Guéliz for neighborhood life and restaurants, Agdal for space and price. Our long-stay properties have fibre and a workspace, see the long-stay collection.
